SeaGoat is a governed intelligence platform for asset operations. SITUS, our construction due diligence workspace, is live. RIG, GRID, and ATLAS are in development.

Platform architecture

SeaGoat combines governed workflow engines with a shared memory layer and a synthesis layer. Each workspace is domain-specific but inherits the same evidence binding, validation gates, and export controls. The workflow layer (SITUS and RIG) is the current focus; the memory layer (GRID) and synthesis layer (ATLAS) are planned and will build on the governed data SITUS and RIG produce.

SITUS (construction) and RIG (industrial) enforce domain rules, reviewer controls, and evidence requirements while capturing findings, costs, and reports.

Memory layer

GRID maintains asset identity across assessments, stores lineage, and links evidence from SITUS and RIG so assets stay consistent even as teams change.

Layer 03

Synthesis layer

ATLAS queries across SITUS, RIG, and GRID to detect compound risk, generate portfolio rollups, and deliver executive-grade intelligence, always grounded in approved outputs.

Common platform capabilities

Governance & validation

  • Every finding links to source evidence; cost items link to findings; reports cite their inputs.
  • Condition levels that imply action require evidence attachments and reviewer approval.
  • Reports cannot be exported until validation rules pass; overrides capture rationale.
  • Audit logging captures timestamps for all workflow state changes plus user identity/rationale for overrides.

Evidence & provenance

  • Photos (JPG, PNG, WEBP), PDFs (converted to images), and text notes are first-class evidence types.
  • Evidence IDs persist through findings, costs, and report sections for traceability.
  • Once evidence supports an approved item, edits trigger re-review to prevent silent changes.

Reports & exports

  • CSV exports: Findings Table, Cost Table, Event Schedule, and Reserve Summary as structured, spreadsheet-friendly data for internal analysis, reserve modeling, and portfolio rework.
  • PDF exports: Quick Response PDF (condensed horizon + cost detail) and Full Field Report (complete field report narrative, condition matrix, and capital reserve schedule) as formatted deliverables for formal distribution.
  • Reviewers refine AI-generated text and cost values inside SeaGoat before export. Every output reflects confirmed, human-approved data.
  • The product supports both CSV and PDF. The customer controls which format is shared externally based on their own packaging and lender requirements.

Source transparency

  • Hazard values are pulled from live federal APIs by exact property coordinates: FEMA (flood), USGS (seismic), ASCE 7-22 (wind), EPA (environmental), NOAA (climate), USDA NRCS (soil).
  • Property and parcel data sourced from Regrid Parcel API. Zoning data sourced from municipal/county GIS and Regrid zoning endpoints.
  • Every data point in the report cites its source, API, and retrieval timestamp. Same coordinates produce the same answer every time.

Scope & limitations

  • SeaGoat does not provide engineering certifications, regulatory sign-off, or licensed inspector services.
  • Cost and reserve outputs are workflow support, not final bids or appraisals. Financial authority remains with the organization.
  • All findings and costs require human review. No auto-approvals or automated compliance determinations.
